Nestled on a 56 acre farm in Rosendale, Ulster County, NY, Legacy Farm Cohousing will consist of 37 clustered households, a 4,500 sq ft Common House where meals are shared, a 4-acre pond and the remaining land reserved for community-supported agriculture farming and open space. With our site plan approved, we are now looking to expand our group of 11 committed households (ages 3-76) and to break ground in 2012.

Our Vision: We wish to live together in common connection and community. We commit to living cooperatively and peacefully with each other and the community around us, and to living sustainably in our environment. We feel these are vital contributions we can make towards a more just and humane world.

We welcome members of all ages and lifestyles. Units will range from approx 800 to 1700 sq ft, with options for expansion. Prices are still subject to revision but we expect them to range from the mid $200s to mid $400s. All buildings are of green design and construction and no fossil fuels will be used for heating, cooling or heating water. Photovoltaic panels will supply electricity. The site will be pedestrian-friendly, with walkable paths as in older rural villages, and parking marginalized.

We are two hours from New York City (bus and train nearby) and one hour from Albany. International airports include Albany and Stewart (Newburgh) as well as the Westchester and NYC airports, all within two hours. This area is a vacation and recreation destination with countless music and arts events year round in Woodstock, Kingston, Rhinebeck and more. Nearby colleges include SUNY New Paltz, Bard, Vassar and Marist Colleges, as well as The Culinary Institute of America in Poughkeepsie. A Waldorf School is close by.

We use the governing and decision making process of Sociocracy, a form of consensus. Observers at our monthly open meetings are able to become familiar with our project and process.
