OVERVIEW

Some local people in Boulder County are planning an intentional living community targeted to age 50+ LGBTQI people, friends, family, and absolutely welcoming to others who may choose to live in this community. The vision is to share friendship and support within an accessible, low-maintenance setting and never have to move again. The community will be a 12-unit, new construction condominium building in Louisville, Colorado, 15 minutes from Boulder and 35 minutes from Denver. The condominium building will be part of a larger, existing new home community. All units will be high-quality 2-bedroom/2-bath condominium flats with green building features. The building will be elevator served and all residences will have private garages with lofts. One of the 12 units will be purchased by us to preserve for common space options, to be determined later by the initial buyer/members.

There are already six buyer members; two additional members are needed by late fall 2017, and the remaining four are needed by early 2018. Construction start is expected in October 2017, with opening and move-ins expected by late 2018. Condominiums are being purchased directly from the builder for cost-efficiency. There may be later options for people who aren’t able to decide within this time frame. There also will likely be rental options for those who do not want to buy.

WHAT IS OUR VISION

We have a strong awareness of the potential for high service and care costs as one ages, as well as the potential for isolation that can come with health and transportation limitations. Living together for the rest of our lives in an accessible setting with a group of supportive friends is our long-range plan for financial and social sustainability. For now, we can have fun and help each other out as needed; later on, we might share the cost of home health aides and cooks when we can't do it all.

WHO IS BEHIND THIS?

This intentional community vision and planning was initiated by Elisabeth Borden, and there are now six active community members/buyers working together. Elisabeth is a 40-year professional in the development, marketing, and operation of various types of senior housing and care facilities in Colorado. That said, this is a personal mission for her, as she is working to create her new home. It is not a business project, and she is taking no fees for the time she is spending to create the community. Our goal is to have the pricing of the community be as economical as possible by finding other community members through networking within different LGBTQI and cohousing communities.

THE HOUSING

We have made an agreement with a builder to create our small community within a larger, new home community in eastern Boulder County, Colorado. The builder has an excellent reputation and has been in business here for 40 years. The larger housing community has been under development for several years and the site for our building has been designated. Our community will be a 3-story, accessible, elevator-served building with 12 two-bedroom/two-bath condominium flats of 1,133 square feet each. There are two slightly different layouts. Each residence will have a private, detached garage with loft. Condominiums are of high-quality, with five different standard finish packages and three upgraded finish packages.

The location is easily walkable to restaurants, grocery, retail, and banking. It is a 15 to 20-minute drive or express bus ride to the University of Colorado and downtown Boulder and a 5-minute drive/10-minute bike ride to Louisville's Historic Downtown, with numerous trendy restaurants, coffee, and bookshops. There is excellent bus service to Denver International Airport, downtown Denver, and local stops. Bike and walking trails run adjacent to the site, and a small lake is a two-minute walk down the trail.

Pricing for the available units is $430,000 to $450,000, depending on floor. This pricing is reflective of home values in eastern Boulder County. There may be two investor-owned units that will be available to those who prefer to rent, rather than buy.
